　　1974年4月某日清晨3点左右，纽约长岛阿米蒂维勒区一幢三层别墅发生一路灭门惨案。雷安家的小儿子罗纳德趁着怙恃兄弟沉睡之时，用来福枪将他们逐一射杀。事后罗纳德宣称，那时自己的身材被人进入，情不自禁犯下滔天大罪。虽然法庭终极为采用他的辩辞，但关于这栋闹鬼别墅的传言却甚嚣尘上。                                    
                                一年后，事前绝不知情的鲁兹佳耦（James Brolin & Margot Kidder 饰）以极低的价格买下了雷安家的别墅。当他们搬进来未几，怪事便持续不断地发生了……
